Your experience includes:

• • Minimum Bachelor’s degree or its equivalent
• • 2 years experience working with CAD
• • Strong problem solving abilities
• • Strong quantitative analysis skills
• • Excellent attention to detail
• • Flexible hours (occasional) to accommodate construction projects, moves and other off-hours needs
• • Able to perform in high pressure situations
• • Proficient with MS Office, including at least intermediate level knowledge of Excel (including formulas and functions)
• • Superior written and spoken communication skills

What You Will Be Doing:

The Operations Analyst is responsible for providing timely support to the company as a whole as it relates to facilities, infrastructure, supplies and other non-core competency aspects of the business and provide operations related information to the principles that is accurate and useful in making management decisions. Responsibilities for the global real estate needs include space planning, scenario analysis, comparative analysis. This person is an integral position within the company in that this person is responsible for many aspects of establishing and supporting the company’s global leased facilities.

Real Estate Leasing

• o Work with brokers to gather information related to real estate alternatives
• o Analyze real estate options considered for lease and make recommendations
• o Coordinate with brokers, local company contacts and management to facilitate tours and obtain meaningful input from stake holders
• o Summarize pertinent data into executive summary formats for presentation to COO
• o Create test fits for potential leased properties in CAD
• o Develop cost comparisons and make recommendations
• o Work with brokers, internal legal department, external legal counsel and operations management to get negotiated lease prepared for signatureLease Management o Ensure occupancy related costs and payments are correct and tracked
• o Ensure that appropriate notices are dealt with for renewals and terminations
• o Ensure that free-rent agreements are adhered toCoordinate Construction Projects o Work with contractors and other vendors and create a comprehensive project schedule
• o Create finish plans for architects and contractors
• o Work with furniture vendors on furniture purchase and layout
• o Coordinate all tenant vendors as it relates to construction projects
• o Coordinate all tenant vendors as it relates to vacating old premisesGlobal Telephone/Internet Services o Establish back-up telco and data at all company offices
• o Document procedures for switching to/from back-up providers
• o Ensure that such back-up is posted in each office
• o Conduct drills regarding back-up
• o Conversion to cable company-wide
• o Coordinate with and work with vendors to fix outagesEstablish standards for external office
• o Get competitive bids for all expenditures
• o Maintain an open line of communication with other departments, TPT offices – enabling Operations to successfully support the growing network of offices
• o Special projects, as needed
